The Problem / Issue

A commercial property experienced extensive smoke and soot contamination after a nearby fire. Odours had affected multiple areas, including the showroom, office spaces, lunch room, warehouse, and upstairs design office, making them uncomfortable and potentially unsafe for occupants.

The smoke damage not only affected visual cleanliness but posed a real risk of persistent odour and degraded air quality. Without proper remediation, these areas could remain unpleasant for users and require disruptive later clean-up. The client needed a solution that would effectively eliminate soot and odours, and restore the environment.

Access constraints, particularly in ceiling voids and carpeted zones, presented further challenges. Some areas were difficult to reach safely and had trapped residues, meaning the cleanup needed thorough planning, appropriate safety protocols, and strategic methods to ensure comprehensive restoration.

The Solution

Our team began the restoration by deploying thermal fogging across all affected zones, rapidly reducing airborne smoke odours and creating a safer starting environment. This initial deodorisation opened the way for subsequent cleaning steps and significantly freshened the space.

We then conducted a systematic clean of the warehouse, lunch room, and design office areas using dry and damp cleaning techniques with specialist fire restoration products to safely lift soot and neutralise odour from surfaces. Once these areas were clean, we followed up with another thermal fog to ensure residual smoke smells were further diminished.

In the showroom and sales office, we performed full surface cleaning, including ceilings, walls, and floors, and treated carpets with specialist cleaning and overspray to tackle deeply embedded soot and odour molecules. This was followed by targeted thermal fogging and finishing applications to provide long-lasting freshness.
